Zoning Compliance Operation in Bolu Paşaköy: Setback Distances Brought to Legal Standards

Bolu Belediyesi carried out a significant zoning compliance operation by updating the safety distances around the 6-story building blocks located in Paşaköy Mahallesi. The building approach distance, previously implemented as 3.5 meters, was increased to 4 meters due to current legal requirements. This arrangement was implemented to fully align the construction standards in the region with legal legislation. The municipal council unanimously approved this decision, taking into account the warnings of the technical teams.

This decision, taken by Bolu Belediye Meclisi, indicates the end of old practices that violated the Planlı Alanlar İmar Yönetmeliği. Technical examinations revealed that the 3.5-meter distance used in existing building masses was insufficient when considering the height of the 6-story buildings. This technical gap, which arose due to the failure to meet the requirements of the regulation, was quickly closed with the council's decision. It was known that a distance of 4 meters was already being applied in areas without mass arrangement in the region. However, with the correction of this overlooked detail in the blocks where mass arrangement was given, the construction discipline in Paşaköy was made fully compliant with the regulation.

In the statements made, it was emphasized that the safety distances required around the buildings in the region were rearranged. Within the scope of the proposal presented by the municipality, the principle of strictly applying the rules specified in the regulation was adopted. The disproportion between the height of the existing buildings and the safety distances was eliminated with the new decision. Thus, the risks of delay or cancellation that might be experienced in the legal processes of the construction projects in Paşaköy Mahallesi were minimized. Following the arrangement, construction activities in the region are expected to continue in a much more auditable and standards-compliant manner.

During the municipal council deliberations, the warnings from the technical teams regarding 'violation of the regulation' carried great importance.
